A sloped, street-to-street site in Magnolia is home to two new residences. We terraced the grade and oriented each structure respective to the bordering east and west streets to create a series of outdoor rooms, anchored by a light-filled courtyard at the center of the site.

The primary residence’s L-shaped plan wraps around the central courtyard with circulation along its southern edge, maximizing access to daylight and allowing for views out, and then back in. Double high spaces at the entry and living room create a dynamic sectional relationship between floors. Full height windows bring in an abundance of light and engage the landscape. The DADU is sited to the north along the west property line, preserving open space for a sunny southwest yard. The generous entry porch provides a covered outdoor space that expands interior living in both hot and rainy months. Living/kitchen/dining spaces are placed at the upper floor and sleeping spaces are tucked into grade below.

Openings between structures are strategically placed and screened to retain privacy; a consistent material palette unifies the two structures.
